Conducting a Great Teleseminar

There is actually something rather mysterious about a TeleSeminar, isn't there?

A certain intimacy that's created in the sound of voices gathering together, that creates a depth of connection unlike one that you make when face to face.

10 Simple Ways To Green Up

Everyone seems to have a "10 ways to go green' list these days, but I thought I would give you some simple things you can do that I did not see mentioned everywhere to help you green up.

1) Use Bill pay

Most banks offer bill-pay nowadays. Using your banks billpay or an online bill pay service helps to reduce paper waste and will also help to save fuel from your mail service having to deliver your bills. Paying your bills online also saves energy since your bill does not have to go through the sorting processes at both post offices.

2) Water Filter

Buy a water filter from your local store and fill up your own bottles or refill purchased bottles, instead of buying bottled water. By refilling a bottle a few times before discarding it you will be cutting back on the amount of plastic going into your local landfill. On average, one person uses 166 disposable plastic water bottles each year and americans add over 30 million plastic water bottles to our nation's landfills ~ everyday!

3) One man's junk is another man's gold

Instead of throwing out that usable 'junk' donate your reusable 'junk' to a second hand store, saving it from the landfill and helping out someone else who may need it. The salvation army as well as many other places take used stuff to resell to their customers, many of them needy, or use the parts from your stuff to repair broken stuff they have.

4) Use public transportation

Use public transportation at least once a week. It is not so bad, I have been car-less for almost 2 years now. There is times I could use one of course as well as times I wanted one, but overall public transportation works just fine. Try it for just one day a week.

5) Inflate tires to proper pressure

This is one of the easiest ones to do, but quite often overlooked. Just drive to your local tire shop they will check and air up your tires for you. If your tire is under inflated your car has to work harder to move itself, this uses more fuel, costs you more money, and pollutes our air even more.

6) AC filter

It is mid-summer now, by now your AC filter is probably full of dust and lint. Cleaning or changing your furnace / AC filter regularly helps you save money on your electric bill. Most new filters are under $10 if you shop around (hint - compare filter prices online).

7) Sprinkler Systems

If you have an underground sprinkler system, you probably have at least one sprinkler that is leaking or is not functioning properly. Spend a few minutes on a weekend and fix it! Also, check those hose connections if you use regular sprinklers, hose ends tend to leak after you hookup and unhook them several times, buy some new gaskets or new hose ends and replace them.

8) Reusable plates and silverware

Did you know they can use corn starch to make reusable 'paper' plates now? Use biodegradable, disposable dishes instead of paper plates for your barbecues this summer. Using these will help in tree cutting for paper purposes and save the landfill from filling up with more paper waste. Shop online for these.

9) Plant trees

You can order 10 free trees from arborday.org and plant them, last I checked you only had to pay a small shipping fee. The trees come as seedlings with planting instructions. Put your order in now, some of the trees they offer can be shipped and planted in the fall, while others have to be shipped and planted in the spring, depending upon where you live and what zone you are in (they have a zone map on the website for you to use). If you order trees, make sure you PLANT the trees!

10) Volunteer

Spend some time doing some community service projects. Volunteer with your city/county/state for litter pickup, tree planting, park projects, etc...

I hope I have given you a few things to consider and that you will take action. Living green completely these days is probably impossible due to our technology driven lifestyles. No one expects you to go completely green, but even if you just did a couple of these things it will help!

Freestyle Soccer: Is Performing Soccer Tricks Worthwhile in a Football Match?

This question raised curiosity because people are still confused with it. Freestyler's ability to perform various combination of complex sequences of juggling and dribbling (ground) techniques makes them exciting to watch whether on the streets or through media such as internet. Nike launched freestyle campaign in the early 21st century through advertising and promoting competitions throughout the world enabling people to see the likes of Ronaldinho, Edgar Davids, Ruud Van Nistelrooy, Francessco Totti, Ronaldo and others. But can freestyle football become practical to the "real" football game?

Freestyle Football Benefits

Juggling and dribbling techniques is the process to improve coordination, balancing and ball control. Mastering a complex set of juggling trick requires time, dedication and patience to become an exciting freestyler. Freestyle football allows individual to express their creativity on inventing new soccer tricks either on juggling or dribbling skills.

There are many dribbling tricks like the step-over that can be learned and practise. Each trick has different levels of difficulty varying from beginners to advance. Choosing and performing the right trick during a football match can be a crucial strategy. Applying these tricks require good timing and execution. Execute it perfectly and you'll gain valuable seconds or create space for your teammates in tight situations. But make a mistake and you'll allow your opposition to crawl back to their positions or you'll lose the ball thus allowing them to hit on a counter attack.

Top professional football players such as Zinedine Zidane, Ronaldinho and Ronaldo may have many tricks in the bag. But they only master or specialize one trick in a match known as their "trademark" trick like the famous 360-roulette, flip- flap and dummy are there to be seen.

The Downside of Freestyle Football

Freestyle footballer has tremendous technical ability especially ball control but may lack in other attributes that are required during a football match.

Attributes are spread into three categories:

1. Physical

Many leagues especially in Europe require football players to meet the in-game physical demand such as stamina, strength, balance, agility, pace, speed, acceleration and jumping

2. Mental

Aggression, anticipation, bravery, creativity, decision making, determination, flair, influence, off the ball, positioning, team work and work rate

3. Technical

Ball control (technique), crossing, dribbling, finishing (shooting), heading, long shots, long throws, marking, passing, taking penalties, set pieces (free kicks, corner kicks, throw-ins) and tackling

Of course when you're involved in a football training or match, some coaches may discourage you from doing tricks on the pitch. Instead they focus on other factors like team spirit, team movement and tactical battle which in my opinion necessary to win a match.

Is All About Playing "Beautiful" Football

But who wouldn't want to see top football players displaying their brilliance on the pitch. The "beautiful game" is more about football teams winning with style rather than scrapping for victories. After all, the modern game is more about entertaining the football fans than just winning at all cost. Sadly, some teams still adopt this unhealthy mindset. Never-the-less, being able to pull-off a trick and out-manouvering your opponent is the best feeling in the world. Finally, let's raised the "beautiful game" to another level.

The Women's No-B.S. Beginning Guide to Motorcycles - Part Two

The next question new riders often ask is, "What kind of bike should I get?" This question has a zillion possible correct answers, depending on your comfort-level with riding at the time you're ready to shop, the type of bike you want to own (sport bike? cruiser?), your budget, your personal tastes, brand appeal, etc. For simplicity's sake, though, I'll take a stab and answer the question directly assuming you want a cruiser that's similar to what you used in your MSF course.

The three major manufacturer bikes I would recommend for absolute beginners are:

The Yamaha Virago 250 - a great-looking, easy to handle V-twin.
The Honda Rebel 250 - classic-styled, chain-driven 250
The Kawasaki 125 - single-cylinder five-speed, air-cooled commuter bike

If you're confident in your abilities but not ready for the heavyweight cruisers, there are a few more choices. These are my favorites, in no particular order:
The Yamaha VStar 650 - Classic, custom, or Silverado styling; an awesome middleweight cruiser you may never outgrow.
The Honda VLX or VLX Deluxe - Low to the ground, four-speed 600.
The Honda 750's: Aero & Spirit - five-speed bikes with forward controls
Harley Davidson Sportster 883, Standard or Low - If your heart's set on Harley, the 883 has the HD looks, sound and agility. Of the majors, only the Honda Aero has a lower seat height.
Kawasaki Vulcan - sizes range from 500 to the 900 Classic.
Suzuki Boulevard C50 and S50 bikes - five speeds, forward controls, higher seat height

It's by no means complete, but it might be a good place to start.

10 Tips for Better Seller Representation

As Realtors, our fiduciary relationship with our clients requires a high level of good faith, loyalty and confidentiality. We have a duty to protect our clients' best interests. Here are some tips to improve the representation of your seller clients. Please note that these are only based on my personal experience as a Realtor, and are not intended to be legal advice. If you have a legal question about your duty to your clients or your clients' disclosures, you should contact an attorney.

Get to Know the Property

It is crucial to take notes while you inspect the property that you will represent. Make sure the sellers understand what will convey with the property under the sales contract. Clarify items that they do not wish to convey. Ask about porch swings, fountains, play structures, mirrors, speakers, pot racks, etc. Understand the property lines, and find out about adjoining properties. Check the ownership of nearby land that the sellers believe is a greenbelt. A thorough inspection and understanding of the property is fundamental to good representation.

Prepare Complete Disclosures

In most cases the sellers are required to fill out a disclosure form, answering questions and disclosing facts about the property. After the sellers have completed the form, take the time to review it and ask questions. The sellers may not have understood a question, or were reluctant to say something negative, or may have forgotten an item that needs work. For example, a seller forgot that, years ago, he had replaced some damaged wood floor with plywood under an area rug. Ask the seller to think carefully about repair items that will not be easily noticed.

Sometimes the sellers have copies of inspection reports or previous sellers' disclosures. These documents are a part of their knowledge of the property, and should be a part of their disclosure. If the property has been rented, the seller may have a log of repairs that have been done.

Disclose Significant Repairs

Sometimes sellers ask if previous repairs need to be disclosed. Of course, it is not necessary to write down every repair that was done during the sellers' ownership. However, it is prudent to disclose repairs related to water, fire, structural integrity, or termites. In addition to these types of repairs, all major construction should be noted. By disclosing these items, the sellers give the buyers an opportunity to investigate them further during the inspection period if they wish.

Put the Sellers' Interests Ahead of Your Own

The disclosure process may require that we make recommendations that sellers do not want to hear. For example, the sellers mentioned that a beautiful tree is diseased, and will die in a few years. Our obligation, as their agent, is to recommend the safest position for the sellers, and that position is to disclose the defect. Ask the sellers to think about what they would want to know if they were the buyer.

Thorough and complete disclosures are a risk reduction measure for sellers. If the sellers knowingly concealed a defect, or appeared to have concealed a defect, they might be vulnerable to a serious claim by the buyer after the closing. If you think that the sellers might have a duty to disclose something to a buyer, advocate for disclosure. This is a part of your obligation to represent the best interests of the seller, both for the short term and long term.

Recommend Inspections

Inspections are a protection measure for both the seller and buyer. Although inspections are normally obtained and paid for by the buyer, the inspection protects the seller as well as the buyer. The inspection will reveal items that the seller was not aware of, or did not think to disclose. (Yes, water runs into the garage, but we never considered it a problem.) Sellers should consider getting a pre-marketing inspection. This will help them to get prepared for marketing, avoid surprises later, and build buyer confidence in the property.

Avoid Acting as an Inspector

During visits to the house, avoid attempting to assess problems for the seller. (Those cracks are not from settling. All homes in this area have some slope in the floors.) All questions of this nature should be referred to an inspector, engineer, or construction specialist. You are not the interpreter of maladies. Home inspection is a difficult job to do perfectly, even for trained professionals.

Include Service Contracts

I often recommend that the seller and buyer have a service contract included in the contract. These policies provide a one year repair service for the buyer. They can often reduce the potential that a future repair issue will cause them frustration and anger toward the seller.

Do Not Allow Misinformation to Stand

Be alert to potential problems that could result from a misunderstanding of disclosure requirements or of the property itself. For example, the sellers may mention something that they do not consider to be a problem, and have no intention of disclosing. (We fixed all the sheetrock cracks. Or, it flooded once a long time ago.) If you let this pass, your silence may be taken as approval of the non-disclosure. In the event of a problem later, they might feel that you advised them not to disclose the item. A common response by sellers to a lawsuit by the buyers is - My agent told me not to disclose this.

Similarly, speak up if you feel that the buyer is making an erroneous assumption about your client's property. (We love the greenbelt behind the house.) The best representation for seller is proactive.

Open Communication

An open line of communication during transactions is a good defense against misunderstandings. No matter who complains, a quick response is more likely to resolve the problem before it escalates. People need to feel that their concerns are being heard. Many problems can be avoided and anger kept to a minimum by simply being in communication. Emotion often drives the escalation of a problem.

The communication and file storage power of email is a great tool to help you fulfill your duties to your clients. It is a good idea to save the complete file of messages relating to a transaction. If a decision has been made verbally, it is easy to send a quick note by email to place it into the email file. When new information about the property is delivered to the buyer, an email follow up will document the file. While it is important to provide accurate information, it is also important to document.

Set Standards

Set your own standards, and do not allow other people to run your business. This includes clients, other agents, lenders or any other party. Walk away from deals, rather than get entangled in unethical or imprudent activity. Not all clients are a good fit for your business. Select good clients; walk away from bad ones. Good business practices include a proactive attitude toward property disclosure, and a system of communication and documentation. They will help you to fulfill your obligation to put the best interests of your seller clients first, as well as to treat other parties fairly and honestly.
